What buildings should the Building Inspections present?

They should present the Building Inspections all those buildings favorably: blocks of houses, single-family homes, chalets, office buildings, commercial buildings, hotels, warehouses, warehouses, industrial buildings.

Those buildings that have been built without a license are also required to present the Building Inspections.

To request a grant from the administration, the Building Inspections or the IEE building evaluation report is also required.

What are the areas to be inspected by Building Inspections?

Vital building & pest inspections must visually inspect all common areas and parts of the building that are accessible (portal, stairs, roof, facilities rooms, etc.)

50% of the places that make up the ground floor of a building (homes, commercial premises, office, etc.) have to be reviewed.

We must also review 50% of the plant that is under the roof (homes, offices, storage rooms, etc.), the basement floors (commercial premises, warehouses, storage rooms, garages,) as well as the rest of the plants, which they are neither a ground floor, nor a floor under the roof, nor basement floors. Of these, at least 50% of the constructed area must be checked.

All owners of homes, premises, offices, etc., are required to allow access to the technician for the review.

What technicians can perform the Building Inspections of residential buildings?

Architects and Technical Building Inspection can realize only the ITE of residential buildings (blocks of flats and single-family homes).

Reports of the necessary facilities: gas, elevator, electricity and fire fighting:

Owners of buildings in which there is gas, have to provide the Building Inspections with the Certificate of Periodic Inspection of the community gas installation. In case you cannot find it, we advise you to request it.

Owners of houses in which there are elevators have to contribute to the Building Inspections, the Building Inspection of Elevators Report that must be carried out once every four years.

The owners of single-family houses and chalets that have gas, also have to contribute to the Building Inspections, the Certificate of Periodic Inspection of the gas installation, even if they have gas cylinders.  In case you can not find it, we advise you to request it.

Technical regulations of the building and facilities:

The structure and its facilities will have to comply with the technical rules of the year in which they were built or carried out.

For businesses, offices, garages, workshops, and industrial activities, they will have to respect the technical regulations of the year in which their activity license was granted.

Rehabilitation and dangerous situations:

During the revision of the building, in case we detect any deficiency we would comment it so that it could be repaired. And once the defects are fixed, the result of the Building Inspection will always be favorable.

Building Inspections

If the visual inspection reveals defects or signs of damage that could pose an imminent risk to the occupants of the building or pedestrians (such as loose bricks about to fall), we will ask you to execute all the preventive measures and repair works immediately and we are forced to present a document of imminent risk in the town hall.

The Building Inspection in the absence of necessary repairs is considered as unfavorable, and a term is established for the repair works. This Building Inspection can be presented, but after the deadline set for repairs, the municipality requires that they are executed.

How much does the Building Inspection cost?

To give you a quote from the Building Inspection in Validation, you provide us with the details of the building: the number of houses, storage rooms, garages, rooms, stairs, elevators, and floors, and describe the common areas; the more data, the better.
